For the first point, consider that the majority of the time that the Tendo
Dojo is shown is either in the evening, on the weekend, or during school
holidays. The majority of Soun's time is not accounted for, and the same
for Genma.
It is quite possible that Soun does most of his teaching of intermediate
and advanced courses at a public dojo away from his home, and possibly
teaches very small advanced classes at the Dojo at other times.
Given the level of skill that Ranma was trained up to by Genma, it must be
conceded that Genma is an absolutely top rank instructor. It's just that
he's a complete coward in actual confrontations.
For the last point you bring up, martial arts students tend to bring their
own equipment and take it with them, leaving the dojo very nearly as clean
as when it started.
