What I has taught that commas always should surround direct addresses, for example...

"Heya, Ucchan."

"You there, could you lend me a hand?"

"Hey, buddy, aren't you going a bit too far?"

(Maybe very few people actually talk this way, I almost always punctuate dialog like that.)
